The brief called for the conversion and extension of an existing warehouse to form manuafcturering, warehouse and distribution and office for a group of companies. This required the installation of a heating system biomass was chosen as the preferred system. At the time of the design biomass system was considered to environmentally friendly and sustainable, time has since a change in this view. Other green options adopted was solar panels, soakaway and grey water for surface water disposal, 100% LED lighting and passive lighting control.

The building has an extensive security system installed which meets anticipated guidelines for a secure facility.

The building achieved a very good BREEAM rating.
